Gas Certifications – ‘The Facts’

Do I really need a Gas Safety Check?

“The short answer is yes, the responsibility for gas safety in a rented property lies with the landlord.

The Gas Safety (Installation and Use) Regulations 1998 (GSIUR) outline your duties as a landlord to make sure all gas appliances, fittings, chimneys and flues are safe and working efficiently”.

 

How do I do this?

“Arrange for a qualified gas safe registered engineer to check and test all gas appliances in your rental property. We have contacts with the best local tradespeople, and can organise these on your behalf. Just give us a call.

You can arrange for a gas safety check to be carried out any time from 10-12 months after the last completed check, without affecting the original expected expiry date. If it’s less than 10 months or more than 12 months after the last check, you’ll end up with a new deadline date 12 months from the most recent check . If you are unsure about your Landlord Gas Safety Responsibilities (LGSR) please contact Gas Safe Register to discuss your individual case, or speak to your local branch.

Appliances owned by your tenants aren’t your direct responsibility - although it’s still up to you to ensure the safety of any connecting flues, unless they’re solely connected to the tenants’ appliance”.

 

Do I need to provide a copy of the certificate to the tenant?

“Yes, you do. By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the gas safety check - and for new tenants, you’ll need to provide this at the start of their tenancy”.

 

Do I need to have the boiler serviced by law?

“This is slightly more ambiguous:

The gas safety check is purely to the appliances and associated pipework are safe, you need to ensure that gas appliances (boilers / fires ) are kept in a good and safe condition. The best and most cost effective way to do this is to have a service carried out at the time of the gas check, For new boiler installs it is a stipulation that you have the boiler serviced yearly in order to benefit from the warranty”.
