The No Deposit Scheme allows you to secure your new home by paying lower upfront fees than the traditional five-week rent deposit. However, you pay a monthly service charge based on your chosen property's monthly rental amount*.
*You are still liable to pay for any damages, John Shepherd will always be on hand to try to resolve any fair end-of-tenancy claims.

Get registered with us and start viewing properties. Once you view a property that fits your needs, request an application form and submit it. Our team will complete referencing checks, and once passed, you will receive an Assured Shorthold Tenancy Agreement (AST). You will then pay your deposit and first month's rent.

A traditional deposit is usually around 5 weeks’ worth of rent. However, we do have our No Deposit option available, allowing you to rent a property without a large upfront cost. Enquire for further details.
Whether pets are allowed depends on the landlord. Some properties are pet-friendly, while others may have restrictions or require an additional deposit. Always check the tenancy agreement and discuss with us if you have or plan to get a pet.
We will ask for your address history to search via a credit reference agency in all cases. If you are renting, we will approach your current landlord or agent and obtain a written reference from your employer. If you are self-employed, we will ask for your accountant's details and/or recent accounts. We have special provisions in place for overseas tenants. If you have any enquiries, please reach out to the team.
All utility bills are your responsibility unless specified otherwise in the Tenancy Agreement. Upon moving in, you must set up your accounts with your chosen suppliers. You must also close those accounts at the end of your tenancy.
